Kiawah Island Real Estate FAQs

What is the difference between MLS real estate listings and Kiawah Island Real Estate Private listings?a
Yes – there are beach chairs and beach umbrellas set up for you each day by the Beach Service, or rent portable beach chairs directly through us when you make your reservation.
Are linens and towels provided? What else do you provide?
All properties offer plenty of down-alternative pillows, duvets, heavenly bed linens, beach & bath towels – also TVs in every bedroom and living room, most of which are smart TVs. We even provide a beach bag and cooler for the beach! The properties are also completely furnished with a full-sized refrigerator, ice maker, dishwasher, coffeemaker, coffee grinder, blender, microwave, range, washer/dryer, pots & pans and all cooking and eating utensils. You’ll find plenty of spices, dishwashing soap, paper towels, laundry detergent, toilet paper, etc.
Can I arrange to have groceries delivered to my villa?
Yes – you may pre-arrange to have groceries to your property anytime after your arrival. You must be in the property when they arrive to deliver the groceries. GroceriesAhead.com, (843) 216-7630.
Can I arrange to have our family professionally photographed on the beach?
For classic family beach photos we recommend Michael Cyra with Photographics, (843) 768-3030. Be sure to plan this event in advance – Michael books up quickly in the summer!
Can you recommend a personal chef who can prepare a nice dinner for us in our property?
Absolutely. We offer the services of a personal chef and you can arrange this with us in advance.
Can you recommend restaurants and also places to tour?
When you check into your villa, you will find a large notebook with all sorts of Kiawah and Charleston touring information. We have compiled many menus from the local restaurants – we also indicate our favorite’s. There is information on many of the local attractions, from plantations to information on touring downtown Charleston. There are even tips for parking and getting around Charleston. In addition to this helpful book, we also offer a laminated map of Kiawah. The map points out many areas of interest on Kiawah, such as places where the egrets typically roost (rookeries), towers that overlook the marsh, an old grave site and interesting bike and leisure trails.
How do I check into the property?
Check-in is easy. We will email you complete directions to the property along with the address. Simply print and bring these directions with you when you come or use your GPS. Check-in is anytime after 4 PM (unless you have arranged and paid for an early check in). We will also email your vehicle pass so you may print it at home and have it with you when you arrive on the island so you won’t need to wait in line at the Guard House to pick up your pass! Once through the gate, drive directly to the property. All of our properties are equipped with an electronic doorknob or dead bolt that opens with your unique 4-digit code (which we also will email to you). Access is so easy for adults and kids alike, no keys or key cards to worry about! The Guard House is open 24/7.

How does the West Beach Area Compare to East Beach?
Just like the rest of the island, both West Beach and East Beach are beautiful, lush and serene. You won’t go wrong staying in either area. The two are located about 1 mile apart. You may bike from one to the other in approximately 15 minutes, or drive in about 5 minutes, or walk, via the beach, from one to the other in about 30 minutes. Be sure to see our maps page – this will help clarify.

The West Beach Area is the original part of Kiawah – it was the first area to be developed. West Beach is home to the villas and cottages of Shipwatch, Seascape, Courtside, Sparrow Pond/Duneside (with a community pool), Beach Townhouses, Fairway Oaks and Greenslake. From 2018-2020, West Beach went through a huge transformation and now boasts a new Cougar Point Golf Clubhouse and Convention Center. Still to come will be a brand new hotel, The Inn at West Beach.

East Beach was the next area to be developed. It has a large park in the center, Night Heron Park, which is the location for family social events throughout the summer. Night Heron also offers a basketball court, a soccer field, a small area where you can grill & picnic, a large lagoon and also the pool/splash area that is only available to guests renting through the Kiawah Island Golf Resort (not our guests). Also located in East Beach, The Sanctuary, a high-end swanky hotel, opened in 2004. It boasts three different restaurants (from super casual to super fancy) in addition to shopping and a full-service spa. The hotel’s lobby and courtyard are a must-see when vacationing on Kiawah. East Beach is home to the cottages and villas of Windswept, Mariners Watch, Night Heron, Parkside and Maritime, to name a few. Windswept is a rather large complex of villas. There are townhouses overlooking the park’s lagoon, woodland suites and five oceanfront buildings. One of the Windswept buildings towers above any other structure on Kiawah – this is affectionately named “The Highrise”. East Beach also offers tennis, golf and the East Beach Conference Center, which has a small grocery store and a food court.
Is there a water park close to Kiawah for my kids?
Yes. Located just 30 minutes from Kiawah at James Island County Park is Splash Zone. It is fabulous fun…with lazy rivers, 200′ tube slides, sprays and all sorts of water fun for kids and adults of all ages.
We will be traveling with children – can you recommend a good babysitter?
We have located Kiawah’s BEST babysitter! She LOVES kids and enjoys showing them all of the fun areas around Kiawah. She can even entertain children with trips to the Aquarium and to the Children’s Museum in Charleston. She also likes to spend time in the property with the children playing with the many games and toys that are provided there. Information on the babysitter will be emailed to you along with your check-in information. Let us know if you need any baby equipment. We rent portable cribs, Pack-and-Plays, high chairs, toddler beds and Tag-Along bikes and Burley bike trailers (in addition to a full array of kids and adult bikes). Just let us know what you need and we’ll have it set up and waiting for you when you arrive.

You may also pamper yourself by booking Spa services at The Sanctuary Hotel. Kiawah has a world-class tennis center in East Beach as well as five championship golf courses including the Ocean Course, Turtle Point, Osprey Point, Cougar Point and Oak Point.
How can we rent bikes, beach chairs and boogie boards?
Kiawah is a terrific place to bike. There are over 30 miles of flat, paved, easy to ride bike trails that wind all over the island. As a guest of Kiawah Island Getaways, you may rent bikes directly through us and we will have them delivered and ready for your use when you arrive. If you are traveling with children, you may want rent one of our pull-behind Burley trailers which attaches to your bike and carries up to two tots. Or, rent a Tag-Along bike which attaches to an adult bike. This is perfect for kids who might still be using training wheels and would not be able to keep up with mom and dad on their own bike. We also rent portable beach chairs and boogie boards which make it easy and fun for the whole family to enjoy the beach and ride the waves!
Will I have access to a pool?
A few neighborhoods on Kiawah have a community pool. We have cottages in Sparrow Pond (the 3-bedroom Shell Seeker and the 4-bedroom Surf Shack) and a 4-bedroom house in River View (The Lazy Day) that all have access to a neighborhood pool. The Night Heron Pool is not available to our guests.
